This can be particularly advantageous in a rising interest rate environment. A VA loan assumption allows a new borrower to step into the shoes of the original borrower, assuming responsibility for the loan's payments and benefits. This can lead to substantial savings on interest rates and monthly payments. In this blog, I'll share my recent experience helping a buyer assume a VA loan for a beautifully remodeled home in Parkland, WA, highlighting the key steps, challenges, and insights gained throughout the journey.
Property Overview: The property in question was a beautifully remodeled 2-bed, 2-bath home in Parkland, WA, listed for $374,950.00. Fully renovated just three years ago, the home featured laminate flooring, quartz countertops, white cabinetry, and stainless-steel appliances in the lovely eat-in kitchen. The primary bedroom boasted its own private bath, and the property had fresh exterior paint, ample parking, a detached garage, and a spacious fenced backyard on a large level lot. th

Connecting with the Buyer: I first connected with the buyer through BiggerPockets, a platform for real estate investors. Initially, the buyer was interested in investment properties like duplexes or fourplexes. However, as interest rates climbed into the sevens, she saw the advantage of assuming a 3% VA loan, making it an ideal way to reduce her monthly mortgage payment.
Ensuring Eligibility: Ensuring the buyer's eligibility for a VA loan assumption was straightforward, as she was currently serving in the United States Army as a veterinarian in Washington, DC. Her active-duty status made her a prime candidate for the assumption process.
Differences in the VA Loan Assumption Process: The VA loan assumption process differs significantly from traditional loans. It begins with the seller, who must initiate the assumption with their lender. This contrasts with traditional loans, where the buyer seeks a lender to finance the purchase.
Preparing the Buyer: Although I was not highly experienced with VA loan assumptions, I prepared the buyer by informing her of the rising popularity of loan assumptions due to increasing interest rates. The primary challenge we faced was dealing with the lender's outdated process of mailing paper packets for the application. However, we found a way to email the documentation, shaving days off the front end of the process.
Coordination with the VA and Lender: The buyer provided her certificate of eligibility, which the lender verified with the VA. My direct coordination with the VA was minimal, focusing instead on facilitating communication between the buyer and lender.
Advantages of Assuming a VA Loan: The biggest advantage highlighted to the buyer was the ability to assume a loan with a 4% lower interest rate than current rates. Although it required bringing nearly $40,000 to the closing table, it saved her an additional $1,000 to $1,200 a month on her mortgage.
Handling the Appraisal Process: Interestingly, there was no appraisal required for the VA loan assumption, simplifying one aspect of the process.
Ensuring Clear Communication: Communication proved to be the biggest challenge. The lender's reluctance to send communications to all parties created confusion and delays. Ensuring clear communication between the buyer, seller, lender, and title company was critical and required persistent follow-up.
Unique Aspects of the Closing Process: Despite the complexities, the closing process itself felt like any other home purchase. We encountered some minor hiccups with last-minute lender requirements and the buyer's bank limits on wire transfers, but nothing unique stood out.
Managing Timelines and Deadlines: Managing the timelines was no different than usual. We built a timeline from mutual acceptance for inspections and contingencies, but the exact closing date was uncertain due to the VA loan assumption process, which initially projected up to 120 days.
Buyer's Feedback: The buyer expressed relief once the process was complete. Despite some delays, she was happy to finally be in her new home.
Tips for Other Real Estate Agents: Communication is essential. Ensure all parties are included in every communication. Given the breakdowns we experienced, having a transaction coordinator could be extremely beneficial.
Final Walkthrough and Closing Day Activities: Due to the extended timelines, we negotiated a lease agreement allowing the buyer to move in early. This eliminated the need for traditional final walkthroughs or closing day activities.
Advice for Buyers Considering VA Loan Assumptions: Be prepared for a potentially long closing process. While VA loan assumptions offer significant benefits, they are best suited for buyers who are not severely restricted by timelines.
Resources and Tools: I didn't rely on specific resources or tools, but the experience highlighted the value of having a transaction coordinator to assist with the process.
Comparison to Previous VA Loan Transactions: The VA loan assumption process was night and day compared to a regular VA home loan. Communication was more challenging, requiring constant follow-up to get necessary information.
Memorable Moments: A memorable moment was when the listing agent became frustrated with the lending company, only to realize she had missed an important email. Despite the hiccups, we successfully closed the transaction.
Conclusion: Assisting a buyer with a VA loan assumption was a learning experience that underscored the importance of clear communication and persistence. For veterans with VA eligibility and some cash on hand, assuming a VA loan can be a highly beneficial option, especially in a high-interest rate environment.
